Frequently asked questions

Who pays for title insurance in Utah?

Usually the seller pays for the buyer's owner's policy and the buyer pays for the lender's policy, but the purchase contract can change that.

Is title insurance a one-time cost?

Yes, it's a single premium paid at closing, and coverage lasts as long as you own the home.

How long does closing take?

Usually 30 to 45 days from a signed contract, depending mostly on the lender. Cash deals can close faster.

If my lender requires a policy, do I still need an owner's policy?

Yes. The lender's policy only protects the lender's loan. The owner's policy protects you.

What is a title commitment?

It's the preliminary report we send before closing. It shows what the policy will cover and any issues found in the title search, like liens or judgments, so they can be resolved before closing. Learn more about title commitments.

How do I get a fee quote?

Email closemyhome@inwesttitle.com with the property address, sales price and loan amount, and we'll send you a quote. You can also call 801-399-3544.
