With all the increased regulatory requirements and changes in recent years brought on by the Consumer Finance Protection Bureau (CFPB) forcing lenders to heavily scrutinize and vet those providing services to them Inwest Title took immediate action to assist in this process. Inwest Title has undergone an in depth audit of our policies and procedures by one of the nation’s largest and most respected accounting firms. The purpose of the audit was to show that Inwest Title meets or exceeds industry standards established by the American Land Title Association (ALTA®) which consist of the following 7 pillars:

Pillar No 1: Establish and maintain current License(s) as required to conduct the business of title insurance and settlement services.

Pillar No 2: Adopt and maintain appropriate written procedures and controls for Escrow Trust Accounts allowing for electronic verification of reconciliation.

Pillar No 3: Adopt and maintain a written privacy and information security program to protect Non-public Personal Information as required by local, state, and federal law.

Pillar No 4: Adopt standard real estate settlement procedures and policies that help ensure compliance with Federal and State Consumer Financial Protection Laws as applicable to the Settlement process.

Pillar No 5: Adopt and maintain written procedures related to title policy production, delivery, reporting and premium remittance.

Pillar No 6: Maintain appropriate professional liability insurance and fidelity coverage.

Pillar No 7: Adopt and maintain written procedures for resolving consumer complaints.

With the start of the new year, many people will be setting goals and making resolutions. It is a time that so many people want to change something in their lives and want to list what those changes will be. Some resolutions are personal, others are professional. Most goals that are set at this time of year are worthy, positive and well intentioned. Gyms will see a huge influx of people determined to work out. People will be buying organizing products. The road to self-improvement will be paved with the best of intentions. Unfortunately, as we all know, many people will not achieve their resolutions and by February many goals will be cast aside as old, comfortable habits come back into play.While there are no magic or universal solutions to setting goals or making resolutions, here are a few ideas for your consideration as we enter 2014.

 

  • Set Achievable Goals: Far too many people set goals or map out a plan that is too much for them. They are unrealistic and they push themselves at a pace that few will be able to maintain. Resolutions should push you, but not  break you. Be realistic.

 

  • Professional Goals & Personal Goals WILL Overlap: Do not be fooled into thinking you can spend more time with family and friends as a personal goal, but work harder in your professional life with no plan for balancing that out. Far too often, professional goals hurt personal goals, or vice versa. Realize that family life must always come first and make sure that professional goals do not hamper or harm what matters most. Do not put so much on the family list that you cannot accomplish worthy professional goals that help you make a living.

 

  • Fun Resolutions Help: Take up reading, or take an art class. Plan a trip or start gardening. Resolutions should not only include what you want to do to improve work or family. Resolutions that give you joy or help you relax are just as important as those that help you make money or spend time with family.

 

  • Resolve to use Tech Time Savers & Organizers: What technology or organizational skills can you employ that will help you professionally? Smart Phones? Apps? Software? It does not take a ton of money or technical skill to use technology to improve the service you provide your clients and to help you be more organized. In a world where smart phones allow real estate professionals to do almost anything except show a house from anywhere with cell service, make sure you are using the tools to reduce your stress and increase your income, and help you to provide your clients with the best service possible.   • Change What isn’t Working, Keep Doing What is: Far too many people cling to habits that don’t work at home or in business. Resolve to identify what those are and let go! Just as many people are always looking for the next best thing…they try to reinvent the wheel! While it is wise to consider “building a better mouse trap” sometimes the old saying “if it isn’t broken, don’t fix it” also applies.

Park City Office

The office spotlight of the day is the Park City location. They are located at 1571 Redstone Center Drive Suite 110, Park City, Utah. The office includes three employees: Karen Kasperick, Manager/Escrow Officer, Candace Rushton, Escrow Assistant, and Heather Parrish in Reception.

Our employee spotlight of the day is Karen Kasperick. She has an exceptional background for the Title profession after working in an international law firm based out of New York for 18 years. She became a licensed Escrow Officer in 2002, and has loved the career move ever since. She joined Inwest Title in 2008 when she was recruited to be the manager of the Park City office. Her work ethic and professionalism are traits she is well known for. She keeps her schedule flexible to accommodate her client’s requests for closings after hours or in locations other than the Park City office. Customer satisfaction is her highest priority.

Karen and her husband, Mark, have two children, Kelsey and Taylor. Her favorite activities include: cooking, running, hiking, and vacationing at the beach.

Have you ever heard the two words, “title plant” together and wondered, “What is that?”  Question no more because today is your lucky day! Below is an explanation of what and where our title plant is located and how it can be beneficial for you and your clients.  Be sure to watch the video for an even closer look at onsite footage and further insight regarding our title plant!

Inwest’s title plant is a privately owned facility located in West Haven Utah.  Inwest Title Services owns all of the county record information including abstracts, plat maps, documents, and important information necessary to complete a title examination.  One of the many benefits of owning our own title plant is full access to information on our own schedule without the delay of limited courthouse hours.

Our title plant was built in 2002 and serves many purposes.  The plant has ten departments and retains thirty-eight employees.  We have built more individual county title plants than any other title company in Utah and are progressively building new title plants for outlying counties.  We have title records for 93% of the population of Utah and will soon have county records for the entire state.  This allows customers unprecedented access to information about most cities or counties in Utah.

New Real Estate Investment Advisor Designation available in Utah

A new Real Estate designation is now available for Real Estate Investment Advisor (REIA). The first designation class date is Monday, October 15, 2012 from 8:00 am- 5:00 pm. It will be located at the Salt Lake Board of Realtors Office, 230 South Town Ridge Parkway Sandy UT. The 8-hour course will include 4 hours CORE and 4 hours Elective credit on Residential Real Estate Investing. The National Association of Real Estate Advisors (NAREIA) is sponsoring the course.

We are pleased to announce that James Seaman, Attorney at Inwest Title will be teaching the portion of the curriculum titled “Legal, Title & Closing Issues”.

Average percent increase in sales price is up in some Northern Utah counties

Inwest Title Services compiles two Market Data Reports each month.  The first report indicating Permits activity throughout the state of Utah and the second report showing Sales Activity in Davis, Weber, Salt Lake, Tooele, Wasatch, Summit and Utah counties.  The latest report that was released today shows that Davis county has seen an average percent increase in sales price of 10.34%  and Weber county has reported an increase of 16.6% since August of 2011.

Both Davis and Weber counties experienced an increase in the number of homes sold of 11% from July to August of 2012.  Davis county had an increase of 9% in homes listed whereas Weber county showed a -8% decrease.
